COMMISSION STRUCTURE ═══════════════════════════════════════════════════════════════════════════ 2.1 Success Fee Owner agrees to pay Platform a ONE-TIME SUCCESS FEE of TWELVE PERCENT (12%) of the first year's gross rent for any tenant sourced through the Platform. NO UPFRONT COSTS: Owner pays $0 until a tenant is successfully placed. If Platform does not find a tenant, Owner owes nothing. 2.2 Commission Calculation Examples: - Monthly rent $1,000 × 12 months = $12,000 annual rent - Platform success fee: $12,000 × 12% = $1,440 - Monthly rent $1,200 × 12 months = $14,400 annual rent - Platform success fee: $14,400 × 12% = $1,728 (approximately 1.4 months of rent) 2.3 When Commission is Due Commission is due when ANY of the following occurs: a) Owner enters into a lease agreement with an applicant referred by Platform b) Owner rents to ANY member of applicant's stated party/household c) Owner rents to the applicant through any arrangement (formal or informal) d) Owner accepts payment or deposits from Platform-referred applicant 2.4 Commission Lookback Period Commission applies to any rental within TWELVE (12) MONTHS from the date of initial Platform referral, regardless of whether: - Owner removed property from Platform - Applicant contacted Owner directly after initial Platform introduction - Rental occurred through different channels or intermediaries ═══════════════════════════════════════════════════════════════════════════ 3. LEAD TRACKING & PROTECTION ═══════════════════════════════════════════════════════════════════════════ 3.1 Tracking System Platform assigns a unique Tracking ID to each applicant referral. This ID appears on: - Application PDFs - All email correspondence - Platform records 3.2 Platform Records Platform maintains detailed records of all referrals including: - Applicant name, contact information - Property viewed/applied for - Date and time of application - All correspondence between parties - Viewing schedules and outcomes 3.3 Owner Acknowledgment By accepting referrals from Platform, Owner acknowledges that: - Platform is the procuring cause of the introduction - Commission is owed regardless of how final rental is arranged - Records maintained by Platform constitute evidence of referral 3.4 Circumvention Prohibited Owner agrees NOT to: - Contact applicants outside Platform communication channels - Remove property from Platform to avoid commission after referrals received - Encourage applicants to bypass Platform - Claim applicant found property through other means if Platform referral exists ═══════════════════════════════════════════════════════════════════════════ 4. EXCLUSIVE REFERRAL PERIOD ═══════════════════════════════════════════════════════════════════════════ 6.1 Protected Period Once Platform refers an applicant to Owner, that applicant is "protected" for 12 months, meaning commission is owed if Owner rents to them within that time. 6.2 Multiple Owners If applicant views multiple Platform-listed properties and rents one, commission is owed only on the property rented (to that specific owner). 6.3 Future Referrals If tenant relationship ends and Platform refers the SAME person again for a different property, a NEW commission applies (as a new referral). ═══════════════════════════════════════════════════════════════════════════ 7.
